Andrew Chilcott explained: “No-one should be under any illusion that this is anything but a very difficult and very changeable market. It has already changed during the course of this year and we confidently predict will continue to change throughout the rest of the year.”
“What is happening is that buyers have a large choice of properties and, as a result, are becoming more and more choosey. This is not a market for sellers with unrealistic expectations to dip their toes in the water in order to see what happens.”
He says never over the last twenty years has it been more important for those people looking to sell their house to work with estate agents who are advertising extensively in tried and tested publications rather than experimenting with people’s homes in something new and largely untested.
Andrew said: “At the moment presentation and marketing needs to be first class. While we have exchanged contracts on more houses in the first half of this year than the first half of last, the number of new transactions being agreed is lower than it was two years ago which is probably not what most people would expect to hear.”
“Buyers need to understand that they cannot kid themselves that they are going to find the perfect house in the perfect location for some discounted price, because if it is the perfect house then other people will want it too and the price is not going to go down.”
And he called on house hunters to go back to basics and get on the phone in order to find their dream home.
He said: “It’s so important that they speak to experienced estate agents and not just rely on the internet to find the house they have in mind. Talking to someone who is knowledgeable about the area and informed about what is available will often result in people falling in love with properties they would never have even looked at on their own.”
“A good estate agent will listen to what is required and can often find a suitable property that is in an entirely different price bracket or a different genre of property that the purchaser would never have anticipated that they might ever buy.”
