Before putting my House on the market, I spoke to a few friends and did a little research on the internet. I was aware of low cost online solutions as alternatives to using an estate agent. I decided to let a few estate agents make their pitch. I made various calls and subsequently made appointments to meet with the 3 I thought would be most suited to my property and requirements. I was visited by Mark Bracey, a director of Lillicrap Chilcott who very much applied himself to my particular situation and listened carefully to what I ideally was aiming for and wanted. During the selling process there were several occasions where skilled intervention and tact were required to smooth out unexpected events that with less experience or competence, or self managed, might have disrupted the sale. The assistance with pricing, timing and negotiation strategy were in retrospect probably essential in eventually achieving the target price and subsequent completion of sale. Even after the final offer had been accepted, valuable mediation was given at several key points, which without, could have resulted in significant disruption to the sale process at the very least. I would say that prior to the sale I was probably somewhat naive to the value of the service that the right skilled and experienced agent is able to provide. Without this input, either trying to sell alone or with a lesser agent, I believe I would almost certainly have not enjoyed the smooth journey and successful conclusion that was achieved. I would say thought-out the process, the service received was very much orientated and focused around my specific requirements, rather than the agent just pushing for their personal interests. I noticed that written follow ups from the agent were not at all generic, were carefully written, considered and suitably comprehensive. They were specific to my situation and had obviously been given careful and strategic thought. This was reassuring. Using an inferior agent, or trying to manage the sale myself, together with a simple online listings company would have been a mistake. I would use the same service from Lillicrap Chilcott again and would have no hesitancy in recommending their services.
